STRUCTURE:
RCC framed structure with RC foundations as suggested by the structural consultant confirming to the Standards. Building walls will be constructed using brick / cement blocks set in cement mortar. All Brick / Block work edges in the stilted car parking will be protected with GI strips and plastered. The clear ceiling height will be maintained as 9'6".

WALL FINISHES - Internal walls will be finished with cement plaster and wall putty. The toilet walls will be finished with glazed ceramic tiles up to 7' 0" ht. Wash area will be finished with ceramic tiles. Kitchen shall have glazed tiles for 2 ft ht. above the platform. Exterior faces of the building including balconies will be finished with cement plaster and emulsion paint.

CEILING
- Ceiling areas of Living ,Dining ,Bed rooms, Balconies and Kitchen will be finished with cement with cement plaster and painted with good quality paint. Ceiling areas of toilets will be finished with cement plaster and cement paint.

FLOOR FINISHES
- Living, Dining room and Bed rooms will be finished with verified tiles (2 ft x 2 ft) as specified by the Architect. Kitchen, Utility, Balconies and Toilets will be finished with ceramic tiles of suitable size with 4 ft ht. skirting using the tiles that match the floor.

COMMON AREA FINISHES
- Staircases and Lobbies will be finished with polished granite tiles. Staircases walls will be finished with glazed ceramic tiles, as per architect's details. Car parks will be finished with granolithic flooring, Driveways will be finished with cement tiles and inter locking paver blocks are recommended by the architect.

DOORS AND WINDOWS - Entrance Door – Teak wood frame with 35 mm thick Masonite craft Master Shutter from good quality polished with melamine on both sides or any other equivalent door as suggested by the Architect with good branded Lock will be provided.
Bed rooms Doors –Padak Wood frame with 30 mm thick Masonite Craft Master doors with good branded or any other equivalent door as suggested by the Architect with Godrej Cylindrical locks of equivalent, finished on both sides with enamel paint.
Windows –Powder coated Aluminum openable glazed windows will be provided in all rooms. Kitchen will have sliding windows if found adoptable. Painted MS grills will be fixed on the inner side.

Kitchen
- Raised cooking platform will be finished with 20 mm thick granite slabs 2 ft wide at a height of 2 ft 6 inch from the floor level and provided with stainless steel sink, wash area will have single bowl stainless steel sink and provision for fixing a washing machine. Provision for fixing an exhaust fan, ceiling fan, microwave, fridge, mixer grinder, chimney and aqua-guard will be made.

TOILETS
- All sanitary ware will be good quality with (white colour) Floor / Wall mounted European Water Closet with suitable Cistern will be provided in all toilets. Master bed attached toilets will have over counter wash basin with granite counter top if there is space inside. All toilets will have provision for connecting a geyser. All CP fittings will be of good branded. Wall mixer with an overhead shower will be provided in all toilets.

BED ROOMS
Bed rooms will be provided with a loft on one wall and space for wardrobes..

ELECTRICAL
- Concealed insulated copper multi strand wires in all apartments. Each apartment will be provided with a distribution board having MCBs. All switches and sockets are of Crabtree or equivalent make. TV and Telephone points will be provided in living room and Master bed room.

LIFT
- Each block of the building will be served by a six passenger semi automatic lift.
- POWER SUPPLY AND GENERATOR
- Three phase power supply with generator back up for the common areas & lift will be provided.
